Frequently Asked Questions About Selling in Placer and Sacramento

Maybe you have a few questions about how to sell your home in Placer or in Sacramento. That’s okay; most people have questions and we’re happy to help you with answers.

Here’s a quick collection of a few of the questions people ask us regularly… along with our answers. If you have more questions that weren’t answered here, or if you have a question about your specific situation, feel free to contact us (or call us at (916) 414-8014) and we’ll be happy to answer it for you.

Q: What kind of houses do you buy?
A: We buy any kind of house in Placer CA or Sacramento CA (and we may buy in other areas as well). We buy houses in any condition (even “as-is” houses that need work) and we buy houses in any situation (even if you owe liens or are going through a complicated divorce). Even if your house is condemned, fire-damaged, or has bad tenants you can’t get rid of — we buy all those houses!

Q:  Will you be listing my house on the MLS or actually buying it?
A:  Great question. We’re not agents, and we don’t list houses. We are professional home buyers, and we buy houses Sacramento (and Placer) that meet our purchasing criteria. From there, we have a number of options but often we will repair the house and then either sell it to another home owner or perhaps keep it as a rental ourselves. Ultimately, the difference is: we’re not listing your house (like what an agent does)… we’re actually buying your house from you — so you don’t pay a commission to sell your house to us.

Q:  Do you pay fair prices for properties?
A: We want to make sure everyone wins when we buy a house in Placer or Sacramento. While some real estate buying companies make “low ball” offers, we prefer to pay as much as we can to create a win/win outcome. We can often pay close to retail price for you house. So perhaps you’re wondering how much we can pay. Here’s how it breaks down: if you were to try to list your house with an agent, they would probably tell you that you need to fix up and clean up your home before they can list it. (This is an out-of-pocket expense for you). Then you need to wait while they show your house to buyers. Then, if they can find a buyer, you’ll have to pay the agent a commission (sometimes thousands of dollars!) This can get quite costly. We eliminate the middle step by not going through an agent and instead we go right to homeowners like you who want to sell… we pay you a fair cash price for your house fast… and you don’t have to pay out of pocket to fix up or clean up your house, you don’t have to wait, and you don’t have to pay commissions. It’s a great situation for everyone!

Q:  How do you determine the price to offer on my house?
A:  Great question, and we’re an open book: Our process is very straightforward. We look at the location of the property (where your house is in Sacrament or Placer), and we look at what condition the property is in, including what repairs are needed, etc. We also take into account the values of similar houses sold in the area recently, so we can better understand what your house would sell for if it was listed by an agent. (As you know, house values have taken a huge hit in the last 5 years and most areas still haven’t seen prices come back up.) We take many pieces of information into consideration and that gives us what we need to make you an offer of a fair cash price — a price that works for us and for you.

Q:  Are there any fees or commissions to work with you?
A: This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your Placer or Sacramento house to us. We’ll make you an offer, and if it’s a fit then we’ll buy your house. No hassle. No fees. No surprises. We make our money after we pay for repairs on the house (if any) and sell it for a profit (we’re taking all of the risk here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and it’s payments… and oftentimes with cash in your hand).

Q:  How are you different from a real estate agent?
A: Real estate agents list properties and show those properties to other people, hoping that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then they take a percentage of the sale price if they can find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). If an agent can’t find a buyer, the process repeats for more months. Agents provide a great service for those that can wait 6-12 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different: We’re not agents, we’re home buyers. Our company actually buys houses. We don’t list houses. Since we’re actually the one buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple days (sometimes the same day). Again, we make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer (which is the hard part in this market).

Q:  Is there any obligation when I submit my info?
A: There is absolutely zero obligation for you. Once you tell us a bit about your property, we’ll take a look at things, maybe set up a call with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us… and we won’t hassle you, won’t harass you… it’s 100% your decision and we’ll let you decide what’s right for you.

Q: Is my info safe and kept private?
A: Absolutely. We understand how sensitive your situation can be! Your privacy is of the utmost importance to us. Any information you provide is kept completely confidential!
